A new luxury resort is set to open its doors in Pula this May.
The Heritage & Resort Hotel Monumenti is located on the site of a former Austro-Hungarian military barracks, now thoughtfully transformed into a high-end destination.
Backed by Kermas Istra, the €85 million project also includes plans for a 450-berth marina on the nearby island of Sv. Katarina.
The hotel itself integrates protected cultural monuments, carefully restored under the guidance of conservation experts.
Every room in the resort boasts impressive sea views — either overlooking Pula’s city centre and nearby beaches or gazing out toward the Brijuni National Park.

The complex is made up of two restored historical buildings known as “heritage” and a brand-new “deluxe” glass-fronted wing.
The interiors celebrate Pula’s rich military and aviation heritage, with pastel tones, vintage photos, and antique details creating a calm and nostalgic atmosphere.
One of the highlights is a lush garden, once an officer’s courtyard, now reimagined as a serene space for cocktails and events.

The hotel offers:
• 58 rooms in one heritage building, each 33m²
• A conference hall for up to 400 guests in the second restored building
• 40 deluxe rooms and 8 spacious suites (70–120m²) in the new wing
• A wellness zone with heated indoor pool, spa, saunas, jacuzzis, and fitness centre
• A fine-dining restaurant featuring local Istrian cuisine and state-of-the-art kitchens
• A private beach area with top-class amenities and a 1,500m² sun deck

The project was initiated by entrepreneur Danko Končar, who expressed satisfaction with assembling a 70-strong team — most of whom are local professionals from Istria.
“One of our main goals was to attract local talent in a time when tourism faces a shortage of skilled workers,” Končar said.

He added that the resort’s unique appeal lies in offering an all-in-one experience — hotel, marina, gourmet hotspot, and business venue — with one of the highest per capita guest space ratios in Croatia.

The official grand opening is planned for autumn, but the hotel will start welcoming guests from mid-May.
General Manager Tomislav Korošec confirmed that operations are already underway behind the scenes and bookings will soon be available. The team has been active at international tourism fairs, receiving positive feedback from travel professionals.

Looking ahead, the hotel’s promotion will focus strongly on the post-season period, aiming to attract guests from key markets such as Austria, Germany, Slovenia, Italy, France, and even the United States.
